Property Manager
POSITION SUMMARY:
The Property Manager is responsible for the planning, controlling, and directing of day to day operations of the property, and for maintaining effective and harmonious resident relations.The purpose of this position is to meet the financial objectives of the ownership and management, to protect the value and integrity of the real estate, and to be responsive to all applicable government agency standards and requirements.

Assistant Property Manager
POSITION SUMMARY:
The Assistant Property Manager is responsible for supporting the Property Manager’s planning, controlling, and directing of day to day operations of the property, and for maintaining effective and harmonious resident relations.The Assistant Property Manager must be able to assume responsibility for the property in the absence of the Property Manager.The purpose of this position is to meet the financial objectives of the ownership and management, to protect the value and integrity of the real estate, and to be responsive to all applicable government agency standards and requirements.
EDUCATIONAL EXPERIENCE:
·High School diploma or equivalent.
·One to three months related experience and/or training; or equivalent combination of education and experience.
·Specialized training is helpful.
EXPERIENCE REQUIREMENTS:
·Secretarial experience (related to Property Management preferred).
·Experience with Affordable Housing.
·Knowledge and understanding of Fair Housing regulations.

Leasing Manager
Leasing Manager is responsible for general marketing and leasing activities of the property and all related functions as well as implementation of the on-site marketing to increase and maintain high property occupancy. Leasing Manager acts as the first line of contact, verbally and in-person, for all prospects, vendors, fellow employees, management executives and public in general and reflects the attitudes, policies and general personality of Housing Management Resources, Inc (HMR).
Leasing Manager attempts to lease apartments shown and/or pre-leases apartments with notices to vacate though new contacts and renewals of leases for existing residents. Increases value of real estate by reaching and maintaining maximum occupancy of apartments and their maximum rents. Leasing Manager assists with training of new leasing consultants.
Knowledge, Abilities and Other Qualities
· Ability to show apartments and close the rental
· Must have excellent people skills
· Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail and follow-through.
· Working knowledge of Microsoft Word, Excel, Power Point, Publisher and Outlook.
Experience, Training and Education
· High School education
· Minimum two year’s leasing experience in a similar market and property
· Specialized training is helpful
Essential Duties:
· Answers inquiries and provides rental information in an enthusiastic and positive manner. Schedules leasing appointments. Converts prospects phone calls into property visits.
· Determines the needs and preferences of prospective residents, professionally presents the community and specific apartments while providing features and benefits.
· Notifies prospects of application acceptance or rejection within 24 hours of acceptance determination.
· Completes all lease paperwork, including related addendums in accordance with company and program requirements. Accepts and processes rents and deposits.
· Maintains waiting list in accordance with agency requirements, and ensures that the property is in compliance with all other appropriate agency requirements.
· Maintains budgeted occupancy goal (generally, 98% or higher).
· Tours model apartment daily, confirming readiness for presentation each morning and closing each evening. Demonstrates apartments to prospects in a manner so as to attempt to close 55% of all eligible prospects shown.
· Responsible for ensuring that leasing office, model and “make ready’ apartments are in perfect condition.
· Records all traffic and activity daily and follows-up promptly and consistently with prospective residents.
· Directs the leasing effort to generate new business from other apartment communities and local businesses.
· Prepares target list of apartments weekly.
· Prepares resident communication, i.e. notifications, lease renewal reminders, etc.
· Assists in daily rent collection and ensures deposits, recording of rent, and reports are completed in a timely manner.
· Coordinates publication of the property newsletter according to the policy.
· Completes other administrative, marketing and other reasonable duties as assigned.
· Continuously review property’s recertification process, including completeness, accuracy, and timeliness of all tenant income recertifications to ensure compliance with federal and state programs and requirements. Complete recertifications at least 35 days prior to effective date.
· Schedule and perform, when instructed by the Property Manager, annual inspections with a Maintenance Supervisor upon lease renewals or annual recertifications. Prepare notifications to residents and generate work orders in Boston Post software for tracking purposes.
· Perform continuous review of incoming rent schedules, rent increases, renewals and utility allowances; ensure that accurate rent schedule and utility allowances are implemented timely or as approved by Portfolio Manager or Senior Management.
· Responsible for implementing marketing strategies
· Ensures that collections are maintained in accordance with company’s requirements
· Assists with development and implementation of resident retention programs.

Leasing Consultant
POSITION SUMMARY:
The purpose of this position is to perform all lease administration functions for assigned property, and to provide complete and accurate administrative support as necessary to the Property Managers. Leasing Consultants are responsible for the marketing of the apartments to achieve and to maintainfull occupancy, assisting management in measuring effectiveness of marketing programs and in making periodic market surveys, and to ensure that objectives of the ownership and management are met.
EDUCATIONAL EXPERIENCE:
·High school diploma or general education degree (GED); or one to three months related experience and/or training; or equivalent combination of education and experience.
·Specialized training is helpful.
EXPERIENCE REQUIREMENTS:
·Knowledge of leasing normally acquired by prior experience or sales background preferred.

The Administrative Assistant is responsible for initiating and coordinating the clerical and secretarial functions to support the Property Manager with day-to-day operations.

EXPERIENCE REQUIREMENTS:
· Customer Service experience is required
· Experience with Affordable Housing is preferred

- Experience in groundskeeping/janitorial a plus but not required.

Maintenance Supervisor

· High School education or equivalent.
· Specialized training is helpful.
· HVAC certification required for some locations
EXPERIENCE REQUIREMENTS:
· Experience in Building/Facilities Maintenance
· Previous Supervisory experience
ESSENTIAL SKILLS AND ABILITIES
· Working knowledge of electricity, plumbing, carpentry, painting, and refurbishing.
· Familiarity with HVAC system and various appliances.
· Strong communication skills.
· Must be able to work independently and as a team member
· Ability to interact with a wide range of people.
· Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail and follow-through.
· Must either be available 24 hours for emergency calls, or coordinate such coverage with other staff.
MANAGERY RESPONSIBILITIES:
Provide Supervision to Maintenance staff, including cleaners and groundskeepers where applicable through the planning and scheduling of work, and the review and approval of tasks.

Resident Service Coordinator
POSITION SUMMARY:
The Resident Services Coordinator is responsible for ensuring that residents are utilizing community services available to them and for developing and implementing resident activities as well as resident retention programs. The Resident Services Coordinator provides information and referrals to residents in need of services.
EDUCATIONAL EXPERIENCE:
· Associate’s degree or equivalent from two-year College or technical school or six months to one year related experience and/or training; or equivalent combination of education and experience.
· Specialized training is helpful.
EXPERIENCE REQUIREMENTS:
· Six months to one year related experience.
